FAQ

Q01How is Grundsteuer calculated?

Property tax per year = base amount (Grundsteuermessbetrag) × the municipality's rate (Hebesatz). Example: €60 base amount × 500 % = €300 a year.

Q02Where do I find the base amount?

On the Grundsteuermessbescheid from your tax office, usually sent together with the Grundsteuerwertbescheid. If you only know the assessed value, the calculator applies the federal tax base rate.

Q03Is the local rate up to date?

We show the latest rate in our data together with its year. Many municipalities set new rates for the 2025 reform; the rate on your property tax bill is binding and you can overwrite it in the calculator.

Q04When is property tax due?

In four instalments on 15 February, 15 May, 15 August and 15 November, or once a year on 1 July on request.
